Happy Fiddler Condominium Association Rental Policies

By submitting a reservation with Happy Fiddler Condominiums, you confirm that you have read, understood, and agree to comply with all terms and conditions outlined below.

1. Age Requirement

  • Reservations are accepted only by individuals aged 25 or older. Each rental must include at least one adult who meets this age requirement. One parent or guardian is required for every three guests under the age of 25.
  • Failure to comply will result in forfeiture of all payments, deposits, and immediate eviction.
  • A parent or legal guardian must always be present in the unit.
  • Per Florida State Statute 509.141, reservations made under false pretenses are void, and check-in will be denied.
  • This includes bookings made by parents/guardians who do not check in personally or leave the property overnight.
  • No exceptions will be made.
  • Parties and underage drinking are strictly prohibited and will result in eviction without refund.

2. Deposit

A deposit of 20% is required to secure a reservation. A valid credit card must be on file. Full payment is due, at the latest, one week prior to arrival.

3. Check-In

Check-in begins at 4:00 PM at the Happy Fiddler office (Unit 106).

4. Late Arrivals

If you arrive after 5:00 PM or on a Tuesday or Wednesday (when the office is closed), please contact us in advance to arrange check-in.

5. Check-Out

Check-out is at 10:00 AM. Late departures incur a fee of at least half a day’s rent. Return keys to the office or place them in the INCOMING mailbox. Please respect these times to allow for scheduled cleaning and maintenance.

6. Refunds

Cancellations must be submitted in writing at least 60 days before arrival to receive a refund, minus a $25 processing fee. No refunds for late arrivals or early departures. Rental rates are subject to applicable state and local taxes.

7. Payment Methods

Accepted forms of payment major credit cards (Visa, MasterCard, American Express, Discover) and ACH payments. Cash is not accepted.

8. Taxes

Florida state sales tax, including bed tax, is currently 13%.

9. Minimum Stay

A minimum stay of 7 nights is required for all Happy Fiddler rentals.

10. Cleaning Fees

A cleaning fee applies to all reservations, regardless of length of stay. Fees vary by unit size.

11. Linens & Supplies

Each unit includes linens and an initial supply of toiletries (trash bags, toilet paper, paper towels, and soap).

12. Cleaning Service

Units are cleaned and stocked with linens and towels prior to arrival. No cleaning service is provided during your stay but can be arranged for a fee upon request. Guests are responsible for maintaining cleanliness and may incur additional charges for excessive mess or damage.

13. Departure Instructions

Before leaving:

  • Run the dishwasher with any dirty dishes.
  • Place used towels on the bathroom floor.
  • Remove all trash from the unit.
  • Set the thermostat to 78°F (AC) or 68°F (heat).
  • Turn off all lights.
  • Lock all doors and windows.
  • Return keys to the office or place them in the INCOMING mailbox if after hours.

14. Smoking Policy

All units are non-smoking. Smoking inside will result in eviction, loss of rent, and additional cleaning fees. Smoking is permitted in designated smoking areas adjacent to the elevator/parking lot.

15. Rates

Rates are based on the maximum occupancy allowed per unit. Additional guests are not permitted.

16. Maximum Occupancy

  • One-bedroom units: maximum 3 guests
  • Two and Three-bedroom units: 4-6 guests.  Exceeding these limits will result in eviction. More than 4 daytime visitors at once requires prior approval from the office and will be strictly monitored.

17. Pet Policy

No pets are allowed in rental units. No exceptions. Pets seen on the property belong to unit owners. Unauthorized pets will result in immediate eviction.

18. Owners’ Closets

Locked closets are reserved for owner use and are off-limits to guests. Tampering with these areas may result in additional charges and possible legal action.

19. Maintenance

We strive to ensure all amenities are in working order. Management is available to address issues promptly. No refunds or rate adjustments will be made for unforeseen failures (e.g., utilities, appliances, internet). Report any problems immediately.

20. Disturbances

Excessive noise or disruptive behavior will result in eviction without refund. House parties, unauthorized guests, and grilling on decks are prohibited.

21. Monthly Rental Discount

A 10% discount is available for stays of 28 nights or more, provided full payment is made at least 30 days before arrival. This discount is non-refundable unless we are unable to provide a comparable unit.

22. Swimming Pool

  • Pool hours: 9:00 AM to dusk
  • No diving (per Florida law)
  • No glass or food in the pool area
  • No lifeguard on duty—children under 14 must be supervised
  • Swim diapers are required for children in diapers

23. Unit Assignment

While a specific unit will be assigned at the time of booking, unit requests are not guaranteed. We reserve the right to change unit assignments if necessary. Should a change occur, we will make every effort to notify you via phone or email and issue a revised confirmation. Your reservation guarantees a unit type (e.g., one-bedroom, two-bedroom ground floor, two-bedroom townhouse, or penthouse), not a specific unit. Cancellations due to reassignment will not be refunded.

24. Hurricane Evacuations

In the event of a mandatory evacuation declared by local authorities, a refund will be issued.

25. Rental Agreement

The renter named in the agreement is responsible for ensuring that all guests—registered or otherwise—comply with the rules and regulations of the property and community. Exceeding maximum occupancy will result in eviction, forfeiture of rent, and loss of any security deposit.

26. Liability

Management, property owners, and staff do not carry personal liability insurance and cannot be held responsible for any accident, injury, loss, or damage—regardless of cause. This includes, but is not limited to, acts of nature, sea-related hazards, fire, equipment failure, government actions, travel disruptions, or third-party negligence.

27. Loss or Damage

Renters agree to release and hold harmless all parties involved in the rental, including property owners and representatives, from liability for personal property loss, injury, or death. This includes incidents occurring on Happy Fiddler premises or any rented property.

28. Personal Items Left Behind

Happy Fiddler is not responsible for items left behind.

29. Amenities

All units include a fully equipped kitchen, coffee maker, TV, microwave, central heating and air and linens/towels.  Rearranging furniture is prohibited. Washer/dryer access is available either in-unit or on-site. We are not responsible for maintenance issues in common areas.

30. Internet Access

Wireless internet is available on the property. While we strive to maintain service, Happy Fiddler is not liable for outages. We will work with the provider to resolve issues promptly.

31. Making Reservations

We recommend booking up to one year in advance. Rates are not guaranteed unless paid in full at the time of booking, in which case they will be honored for the upcoming year. 

32. Guest Responsibilities

Guests must report any damage within 24 hours of check-in to avoid charges. Damage or loss reported at check-out will be the guest’s responsibility. Guests are accountable for the unit and its contents during their stay. Secure all doors and windows when leaving the unit. Exceeding occupancy limits, rearranging furniture, or removing items from the unit is strictly prohibited.

33. Rate Changes

Rates are subject to change without notice. We reserve the right to correct any errors in published rates due to human or system mistakes.

34. Security Deposit

No security deposit is required. A valid credit card must be on file, and a signed rental agreement is required at check-in.

35. Subletting

Subletting is strictly prohibited and will result in immediate eviction and loss of all prepaid rent and deposits.

36. Advertising Accuracy

We strive to accurately represent each property through descriptions and photos. However, we are not responsible for discrepancies found on our website or third-party platforms.

37. Weather

While we hope for perfect vacation weather, we cannot control conditions or tides. No refunds or adjustments will be made for early departures or late arrivals due to weather.

38. Additional Fees

  • Leave the unit in reasonably clean condition to avoid extra charges.
  • Additional fees may be charged to your credit card if damages exceed the deposit amount.
